An Ambitious Project by Porsche and Ananda Development

Thailand’s leading real estate developer Ananda Development has announced a partnership with the Porsche Lifestyle Group to build Asia’s first “Porsche Design Tower Bangkok.”

Located on Sukhumvit Soi 38 in Bangkok, this project will become the most expensive condominium in Thailand, with an astonishing price of 1 million baht (about 4 million yen) per square meter.

The Porsche Design Tower is already established in Miami and Stuttgart, and the Bangkok project will be the first in Asia and the third worldwide. This ultra-luxury branded residence aims to offer living spaces that embody the Porsche brand’s unique worldview.

Only 22 Exclusive Ultra-Luxury Units

According to Chanond Luankritiya, President and CEO of Ananda Development, the project will feature just 22 exclusive units. Interestingly, prospective buyers will not only be able to purchase these high-priced properties but will also be screened jointly by Porsche and Ananda. This selection process follows the approach used in Porsche’s branded residence projects.

Regarding eligibility, Luankritiya stated that “buyers do not necessarily have to own a Porsche vehicle.” Since the Porsche Group also owns brands like Lamborghini and Bentley, owners of these brands may also qualify.

Luxurious Amenities and Spacious Residences

The units in Porsche Design Tower Bangkok will be duplex and quadplex types, with floor areas ranging from 525 to 1,135 square meters—significantly larger than typical condominiums. Prices are set from 525 million baht (about 2.1 billion yen) up to 1.4 billion baht (about 5.6 billion yen), making it the most expensive condominium in Thailand.

Construction is scheduled to begin next year, with completion expected by the end of 2028. The total sales value is projected to reach 15 billion baht (about 60 billion yen).

Impact on Bangkok’s Real Estate Market

Prasat Taedulayasatit, Chief Operating Officer of Ananda Development, commented that “As Bangkok rises as a global destination, branded residences are well suited for prime locations.” This project is expected to set a new benchmark in Bangkok’s real estate market and meet the housing demand of the ultra-wealthy.

Furthermore, Taedulayasatit pointed out that the buyer selection process is expected to help filter out gray market transactions, which could be an important factor in maintaining the health of the real estate market.

The arrival of Porsche Design Tower Bangkok is poised to bring new developments to Thailand’s real estate market while marking a significant step in establishing Bangkok’s status as a global ultra-luxury property hub.

The fusion of Porsche’s brand appeal and Ananda Development’s real estate expertise makes this unique project one to watch closely. Hopefully, a Porsche Design Tower Tokyo will appear in the near future too (even if it’s out of reach for most buyers).
